Job Responsibilities:
- Lead and manage all legal matters related to property acquisition, development, marketing, sales, and compliance.
- Review and draft legal documents including sale deeds, agreements, MOUs, POAs, NDAs, and vendor contracts.
- Conduct in-depth property due diligence to verify title, ownership, land use permissions, and encumbrances.
- Ensure 100% compliance with applicable laws, including RERA, land acquisition laws, stamp duty and registration regulations, and municipal/legal approvals.
- Represent the company in legal proceedings, including civil, criminal, and consumer court matters.
- Collaborate with external legal counsels and government departments for efficient handling of legal processes.
- Advise senior management on potential legal risks and propose appropriate mitigation strategies.
- Maintain and manage legal records, reports, contracts, and litigation tracking logs.
- Keep abreast of new laws, judicial rulings, and policy changes affecting the real estate sector.
- Provide training and legal awareness sessions to internal stakeholders.
Eligibility & Qualifications:
- Education: Bachelors degree in Law (LLB) is mandatory. Masters degree (LLM) is preferred.
- Experience: Minimum 4+ years of experience in handling legal matters in the real estate sector (plots, villas, land aggregation, etc.).
- Language: Proficiency in Kannada (read, write, speak) is mandatory for property documentation and dealing with local authorities.
- Strong understanding of Indian land laws, RERA compliance, property litigation, and real estate documentation.
- Excellent analytical, negotiation, and drafting skills.
- Strong interpersonal and communication skills for liaising with regulatory bodies, clients, and internal teams.
- Ability to work independently, manage multiple priorities, and make informed decisions.
- Familiarity with real estate registrations, approvals, and liaison Ing with government departments like BDA, BBMP, BIAPPA, etc.
